Are you split between performing a renovation and/or building an addition onto your current home or constructing a new home entirely? It can be a challenging decision and there are many points to consider. So should you build a new home or modify your existing one? There is no “right answer,” as each person’s goals and financial situation play an important role in determining which course is ideal. If you opt to modify your current home with an addition and/or renovation, there are many points to consider. First is the issue of convenience and whether you will be able to remain inside your home during the construction process.
In many cases, the homeowner can remain living inside the home during the renovation or addition construction process, but it isn’t always convenient. It can be loud, messy and all-around inconvenient for a period of several weeks or even longer, depending upon the scope of the project.
In other cases, it may not be possible to remain inside the home, so you may need to relocate for a period of time. In many situations, it’s also necessary to relocate some or all of your furniture and belongings, so you’ll want to ensure that you consider this time and expense. In short, the amount of time, money and effort that’s required could be comparable to the cost, effort and time required to move to a new home.
You’ll also want to consider the benefits and drawbacks of remaining in your home. Do you have an emotional attachment to the house? Is it located in a convenient location, with great neighbors? Once all is said and done, will you be living in your vision of the ideal home? Or will you be making compromises? These are all important considerations.
When all is said and done, will your newly improved home have what you need in terms of living space, amenities and other features? If the answer is “yes,” then this may be a good option. Also, the price tag is also a bit less than building a new home, so that’s a key consideration as well.
If you opt to build a new home, the price tag tends to be a bit more, but when all is said and done, but you also have an opportunity to build a home that’s perfect in terms of its size, layout, location and amenities. This can offset the price differential in many cases. Financially, though, building a home can be tricky if you own your current home. For some, it may be necessary to sell their current home first, before they can put money toward the new construction. So this is an important consideration.
The actual per-square-foot cost can actually be a bit less for new construction, but the more significant savings comes in the area of energy costs. Energy expenses can be hundreds of dollars less in a new home, with highly efficient windows, doors, and a modern HVAC system.
It’s also a bit more convenient, as you won’t need to live amidst a construction site for weeks on end, nor will you need to evacuate your home for a period of time, as is often required for more extensive renovation projects.
While it is a bit inconvenient to move all of your belongings to a new home, you may have the ability to perform the move at a more leisurely pace if you’re still in the process of selling your old home when your new home is finished.
