Your choice of builder will have a major impact on your home building experience and if you choose poorly, then you risk a long, stressful build. How Do I Choose a Contractor?

The biggest mistake you could possibly make is to pick the first result on Google without performing any research into the company, their work and their reputation. It’s much better to seek a recommendation from a friend or family member, but even this can be risky as there’s no one-size-fits-all solution. Each contractor is unique in terms of their pricing, the quality of their services, the quality of the build and their method for handling projects.

Here are the primary points that you should be considering as you seek out a contractor:
Quality — It’s important to view at least one home that the contractor has built so you can get a feel for the quality of their work. It can be difficult for a layman to effectively evaluate the building quality, but you can get a general feel by looking at the small details.
Style & Aesthetic — Each home builder has its own unique style aesthetic, as the contractor usually partners with a specific architect who draws up their blueprints. What is your impression of the builder’s style? Are you more partial to a different style aesthetic? It’s best to find a builder who has a style that aligns with your preferences rather than trying to get another builder to mimic the style that you like.
Communication — Is the contractor a strong communicator? Does the contractor return your calls and/or emails in a timely manner? Or is it more challenging to get in touch? How is your dynamic when it comes to communication with this particular contractor? During the build, you’ll want lots of regular updates and you need a contractor who has a communication style that is in line with your own.
Reputation — Let’s face it: reputation matters. A lot. Spend some time online, seeking ratings and reviews on the builder whom you’re considering. It’s important to remember that an unhappy client is several times more likely to leave a review when compared to a happy and satisfied client. That said, there is usually some truth to their review. If you see lots of negative reviews (especially reviews that mention the same type of problem), you should proceed with caution. Also, make note of whether the contractor responded to the negative review(s). If they did respond, were they amicable and eager to find a resolution? You may also check the contractor’s rating with the Better Business Bureau (BBB).
